What is the measurable positive impact from implementing ESG?

We allows 16% of energy savings, immediately, without any renovation. We also allows a 2,6 kgCO2e/sqm.year GHG gain per sqm. We support our client in the persue of their SFDR strategy. For example, we follow BNP Paribas Real Estate's buildings and 85% of their funds are SFDR article 8 or 9. We help our client to decarbonize their asset and create sustainable funds to be compatible with EU-taxonomy.

What kind of innovation or technology does the company use?

iQspot develops and sells a solution to monitor building energy performance, based on automatic and remote meters reading, real-time consumption analysis and intelligent alerts. We use IoT sensors connected to meters to collect data. Then this data is displayed on a web platform where users can visualize consumption of their buidling on bar charts. We can collect energy (electricity, fuel, district), water and comfort data. Then investors can reduce their consumption thanks to our energy management support and alerts.

Who are the founders of the company and what is their experience?

Its founders, Julien Bruneau (CEO) and Quentin Enard (CTO), are both graduates of Inria (IT and applied math nationals institute)
and have PhDs in computer science from the University of Bordeaux. They created iQspot in 2015 to decarbonize the real estate sector by reducing energy and water consumption.

What is the leadership style of the company? Is this a sustainable one?

We use the democratic leadership in our company. We listen to the inputs of team members to create our strategy. It allows us to grow in a sustainable way as much as on the economic than the geographic aspect. We produced a study of our impact to make sure that our company was really making a change and didn't produce more emissions than it tried to avoid. And we found out that we were really making an impact because we have a ratio of 1 net emissions induced for 884 avoided. So we can conclude that this a sustainable leadership.

What is the company's business model and how is this scalable?

iQspot is mainly aimed at property investors, landowners and property managers, whose needs in terms of energy monitoring and management are accelerating under pressure from the market (growing demand from both their shareholders and the tenants of their assets) and from the regulator (notably with the recent publication of the Tertiary Decree). iQspot intends to make progress in this high-potential market (200 million sqm in France), where it is positioning itself as a key player that is increasingly visible and recognised (the first customers report 15% energy savings in the first year). All of iQspot's turnover is currently generated by a single product in France (51% of which is generated in the Ile-de-France region, a rate corresponding to the geographical distribution of
commercial property in France). The solution can be adapted to any European language in 2 to 3 weeks and already exists in
English. Its platform, which is deliberately agnostic from a technological point of view, enables local specificities to be quickly integrated (in particular different communication protocols). This choice of development allows iQspot to respond immediately to any opportunity that arises on the foreign portfolio of its French customers (customers who own many other assets in Europe - notably Great Britain, Benelux and Germany) and to be in a position to quickly open up new markets in Europe.
