On the other hand through the technology we provide a path for EU-taxonomy, Green, and Well certification of the buildings. 90%+ of the buildings don't have the central building automation needed on the path to Zero Emissions, because of scalability, cost, and quality issues of the mainstream technologies. Spanning over 20 million square feet, our projects contribute to environmental protection by achieving a growing annual reduction of already over 30,000 tonnes of CO₂ emissions. This impact is amplified with each new project since the smartengine installations are designed to remain operational in buildings for several decades. To put these savings into perspective: the 30,000 tonnes of CO₂ saved annually are equivalent to purifying approximately 28 billion liters of water or the CO₂ absorption of about 2,5 million trees. However, the project's story is not just about achieving a high score on a certification scale but about how technology can fundamentally enhance the way we interact with our spaces. The technology employed here, focused on optimizing the workplace environment, plays a crucial role in promoting their employee well-being. By integrating advanced analytics and various third-party solutions, the project has been able to significantly improve workplace satisfaction and efficiency. The company sets the highest ecological standards in the construction and subsequent operation of a property. The Hitachi Columbus Campus is planned and implemented with a consistent focus on the fulfilment of ESG criteria. The aim is to make the operation of the building CO2-positive in order to compensate for the CO2 emissions during construction after 20 years. To this end, all planning steps are accompanied by their sustainability consultant Transsolar Energietechnik. In addition, social and governance criteria are of course also observed and fulfilled. The building has already received DGNB Platinum pre-certification (Transsolar auditor) and has been awarded the state seal of quality for sustainable buildings. It also exceeds the KfW EffH40 NH standard. The goal of consistently avoiding CO2 emissions is achieved through the following factors:

- Building is CO2-positive in operation
- Compensation for the amount of CO2 emitted during construction within 20 years
- Use of photovoltaics for own electricity consumption
- Utilisation of geothermal energy for heating and cooling periods, no external energy requirement for cooling

- Innovative ventilation concept with air intake via earth ducts and solar chimneys for pre-heating and cooling
- Reduction of grey energy, reduction of transport routes, local products
- Use of certified, local wood for almost all above-ground components (only stair towers/access in reinforced concrete)

What is the measurable positive impact from implementing ESG?

Caroline Tiveus, SVP of Sustainable Business for Pandox AB has been instrumental in steering our company towards significant achievements in sustainability. Her passion lies in seamlessly integrating sustainability at the heart of our business, ensuring transparency in reporting. She advocates for bold communication, articulating Pandox's priorities and, equally importantly, being candid about areas not yet prioritised or actions yet to be taken.

In 2019 a Green Investment program was launched including 12 properties in own operation of a total value of 8 MEUR and approx. 20% in return to show internally how sustainability really can contribute to the business. These 12 properties were also certified until 2022 in accordance with BREEAM Very Good level.
In 2023 Pandox Science Based Targets were approved, which is a milestone for the company and a north star for the work ahead. With these targets it will be easier to prioritise investments needed and focus on where the company have the biggest climate impact. The targets are ambitious, relevant and tangible. In own operation which accounts for 20 hotel properties, Pandox need to reduce co2 emissions with 42% until 2030 (2022 base year). Caroline was responsible in putting together a climate transition investment plan to achieve these targets which was signed by the board of directors in 2023. The total investment amounts to MEUR 29 and is expected to generate cost savings of approximately MEUR 3 million per year when completed. The climate transition project includes 8 properties and consists of phasing out oil and gas, upgrading and replacing obsolete technical systems for energy optimisation, as well as renewable energy and behavioural change.

When it comes to behavioural change the forefront of our commitment to sustainability is the revolutionary PMI Go Green software, seamlessly integrated into our financial framework that our General Managers use on a daily basis. This cutting-edge tool goes beyond traditional measurement by functioning with a forecast and predictions system, allowing for a dynamic and predictive approach to tracking our six significant CO2 emission Key Performance Indicators (KPIs): Energy, Water, Waste, Food Waste, Chemicals and Towels and linen. Energy and water contribute to the Science Based Targets and the other four categories is important from a broader ESG perspective when you operate a hotel. The categories are weighted after importance and form a index from 1-8 where 8 is the best. In this way we visualise for the General Manager the progress within the different categories and makes it easier to follow up if the hotel falls behind in any category. It´s easier to address issues with responsible persons. She as also succeeded in linking the bonus structure to the PMI index. 25% of the General Managers bonus structure accounts the index for. The hotel needs to have 8 or above in order to secure our Green Loan Agreement with the banks (deal set by Caroline once again).

In tandem, our water consumption has decreased by an impressive -28%, highlighting the dedication to responsible resource management. This milestone is not just a numerical success but a tangible contribution towards a more water-efficient operation.

Furthermore, our waste management efforts have been exemplary. Currently, we are on the verge of achieving the 2025 European waste target of 1kg per Guest Night, having reduced our waste from 1.9kg per GN in 2020 to a commendable 1.2kg per GN in 2023. This progress underscores the hotel's commitment under the leadership of Caroline to aligning our practices with evolving European standards and fostering a culture of waste reduction and responsible disposal.

Addressing the critical issue of food waste, the operated hotels has successfully spearheaded a 30% reduction in 2023. This accomplishment not only aligns with the broader goals of the EU Taxonomy but also demonstrates our leader's commitment to sustainable and ethical practices in our culinary operations (more about it in Technology question next).

Moreover, a groundbreaking achievement has been the implementation of chemical-free solutions, resulting in the sustainable cleaning of 80% of our hotel surfaces. This shift not only upholds our commitment to environmentally friendly practices but also our dedication to innovation in pursuing safer and more sustainable alternatives (more about it in Technology question next).

In conclusion, Caroline has not only set ambitious ESG targets but has, through strategic vision and resolute leadership, translated these targets into tangible and measurable positive impacts.

For the remaining 157 leased properties a road map is in the making and will be presented under 2024. The target here is to remove the co2 emissions with 25% until 2030 (2022 base year). This can be done through phasing out gas and oil, energy efficiency, improve renewable energy but also reducing climate impact within renovation and remodelling. Since Pandox will refurbish over 600 bathrooms the coming 3 years this is a significant project to start with within renovation. A bathroom project has been initiated together with an architect with input from a tenant with the operation perspective and resulted in design concept that will be tested.

Science Based Targets will be used strategically when prioritising investments and it will be easy to compare impact and how different properties contribute to the target both from size, energy mix in the country (the browner energy the higher impact if for example phasing out gas). These targets are also linked to the Executive Management incentive program and accounts for 10%.

In connection with the approved climate targets, Pandox has also sustainability-linked existing loans with the Swedish banks SEB and Swedbank totalling the equivalent of MSEK 2,200. Two out of three sustainability goals link to the SBT goals through CO2 reduction while the climate goals are linked to incentive programmes for the management group and General Managers in Operator Activities. Pandox is currently in discussions with two more banks around signing sustainability-linked loans.

At the same time, by using this technology, we are using a solution that produces 79-83% lower carbon emissions compared to traditional data center storage.

each cubic meter of board has a carbon sink impact of 401 kg of CO2 e sequestered per m3 of board with 800 kg of density. 15% of total waste biomass from palm date trees can be used in the factory and total carbon sink capacity at full production is about 40 000 ton of CO2e sequestered. Additionally a higher amount of CO2e has been avoided from diverting the waste from landfill.

Each board is E0 certified and eliminates toxic formaldehyde.

Our single purpose is to maximise the adoption of offsite (or industrialised) construction. This building paradigm not only reduces construction time and addresses labour shortages, it also has a massive impact on reducing waste and emissions from construction projects. What is the measurable positive impact from implementing ESG?

Our company directly contributes positively to slowing climate change through reduced CO2 emissions from heating; savings in material resources (metals), savings in energy, possibility to use renewable energy for heating (ultra low DC voltage, possible to power also directly from solar panels or batteries). The production of our heaters uses very little energy and is scalable to high volumes. The integration of our ultra-thin light weight radiant heaters into interior surface materials reduces the work effort and costs of installation of sustainable heating especially in renovation sites. Our carbon footprint is small but our handprint is large.

We apply circular economy business models to lenghten the life time of our heating solutions; repair, replace, upgrade services. We design our products keeping the end-of-life posibilities in mind e.g. use mimum number of materials, develope material separation for return, reuse, rebuild, recycle-best practises. In some applications we are planning "heating as service" - business models.

The above mentioned especially contribute to EU-taxonomy pilars 1 (climate change) and 4 (circular economy). We are closely following the CSDR and SFDR and all other regulations, although due to our company size they do not directly concerns us currently.

Sugarcane is the world's largest crop by volume, with 1.9bnt (2020) and it absorbs 50x more CO2 than traditional forestry. Sugarcrete® is an ultra-low carbon bio-based material which upcycles sugarcane waste bagasse into construction components. It uses mineral binders to achieve different degrees of structural strength, depending on specific applications. Sugarcrete® can be used for new or existing buildings and has passed the required tests for ISO construction standards with excellent thermal, acoustic, and fire-resistant properties. The global warming reduction potential of Sugarcrete® is significant: using 30% of the global bagasse waste (0.6bn tonnes in 2023) carbon-intensive industries such as brick could be entirely replaced. The Sugarcrete® research conducted at the University of East London is open-source, and by partnering locally the material is being used in several sugarcane plantation countries. The first Sugarcrete® building, a state school extension in Uttar Pradesh, India, will be completed in March 2024.

What is the measurable positive impact from implementing ESG?

WaterStep uses simple inputs (salt, water, electricity) to produce safe water in 74 countries. The electricity can come from renewable sources, such as solar panels. The only output other than clean water is NaOH, which can be used/repurposed to produce soap.

WaterStep's units (whether they generate water or medical-grade chlorine) generate no pollutants and make no contributions to climate change. Compared to large water processing plants, WaterStep units' footprints are tiny, and the outputs are valuable and instantly accessible.

WaterStep's shoe recycling program has kept 2 million pairs of shoes out of landfills every year. WaterStep uses revenue generated by the program to support the organization's mission.

WaterStep's pump repair programs return broken pumps to life without needing to excavate new wells. Each repaired pump improves the lives of the people in the villages they serve -- especially women and children, who don't need to walk to the next closest well for water.

Access to safe water dramatically improves the health of the local community and reduces demand for medical services. WaterStep knows of at least one village where clean water put the local medical center out of business.

When WaterStep deploys its Chlorine Generator after local disasters, it eliminates the need for hundreds of pallets of bottled water, which generates plastic waste that can rarely be recycled. And these units keep running for years without maintenance.

WaterStep's Bleach Maker enables local residents to produce commercial-grade bleach for sale. Imported bleach is very expensive and incurs significant, wasteful transportation costs because it is mostly water. In addition to creating sustainable microbusinesses that help pull people out of poverty, WaterStep helps push bleach production much closer to the markets where it will be sold and used.

WaterStep remodeled an abandoned warehouse for its headquarters instead of building one from scratch -- keeping the building's raw materials out of the local landfill and helping to revitalize a mixed residential/commercial sector of Louisville, Ky.

WaterStep houses bees on top of the organization's building and uses the honey both for employees and for nominal gifts to donors. It helps the diversity of the local ecosystem by supporting fragile bee populations.

Intense wildfires and sandstorms contribute to additional air quality challenges. Worldwide, air pollution is already one of the major environmental problems, responsible for one in every seven deaths.
To mitigate the consequences of climate change, countries around the world have committed to environmental and climate protection. Regulations like the European Green Deal and increased public awareness are increasing pressure on decision-makers in businesses and cities to prioritize ESG (Environmental, Social, and Corporate Governance) and sustainability – often lacking transparent, measurable, and credible solutions.

According to the World Economic Forum, five out of the six largest risks to successful future economic activities are related to ecological factors, alongside mass destruction weapons.

With moss filters, cities and businesses make a significant contribution to sustainability and a healthy, livable city—visible and measurable, locally and immediately. Our moss can filter up to 82% of fine particulate matter from the flowing air, resulting in a 53% reduction in particulate matter at a distance of one and a half meters.
